The Senior Financial Analyst will be an integral member of the ESS team and will provide Capital and Expense management of the Corporate Real Estate and Facilities portfolio, Source to Pay and Sourcing, Office Services, Imaging and Physical Security.

This role will contribute to strategic initiatives including portfolio modeling, lease administration, vendor management, financial analysis, accounting and reporting.

  • Performs complex analytical tasks such as financial modeling, financial forecasting/planning for ESS which would include variables affecting future spend and costs.
  • Analyze monthly departmental expense reports for all ESS groups and determine variance from budget estimates
  • Manage relationships, systems and processes with lease administration partner/company
  • Support sourcing and vendor management activities
  • Monitor monthly financial results and work with department leaders to manage monthly expenses as reported to Management
  • Manage monthly payments to key vendors and insure Guardian abides to contracts terms and internal policies and processes
  • Verify and streamline payments and vendors in PeopleSoft
  • Create adhoc expense and vendor analysis reports for all categories under management
  • Ensure proper monthly billing of expenses back to tenants; control receivables due to tenants
  • Confirm month end accruals for all locations expense are calculated and entered correctly
  • Lead all Guardian internal ESS audits
  • Manage implementation of Financial Management & Control (FM&C) policies and procedures applicable to ESS
  • Manage all aspects of lease administration and subtenants’ financial matters
  • Manage, review and process journal entries and reconciliation of accounts for the department
  • Act as primary point of contact for lease administration provider/vendor
  • Coordinate development and input of ESS annual budgets and reforecasts
  • Utilize software and other tools to automate processes and drive efficiencies in reporting
  • Provide regular reporting and spend transparency across business units, geographies, key categories, and vendors

Skills and Knowledge:

  • 10+ years of related experience in financial analysis and budgeting
  • Very strong financial analytical experience required
  • Excellent communication skills, including written, verbal and presentation skills

  • Advanced proficiency in MS Excel and MS PowerPoint with outstanding data structuring skills. General proficiency with MS Word and PowerPoint
  • Demonstrated ability to evaluate, analyze, and manage large, diverse data sets
  • Working knowledge of both GAAP and Statutory insurance accounting operations
  • Good understanding and knowledge of PeopleSoft epro/GL/AP/AM system

Education and Experience:

  • MBA degree in business/finance or related field. (will consider BS/BA degree with relevant years of experience as substitute for MBA)
  • Minimum 10 - 12 years of relevant financial planning and analysis experience preferably supporting shared services organizations; including communicating and managing through cross-functional teams
  • Strong and deep experience and knowledge in Real Estate and Facilities Operations.
